we have 802.11 b  on the property at $10.00 per month from a service provider for long term, short term we have wifi for light use for free..   

Bottled water is included for drinking.   Gas, water, and electric included.  Please tread light, electric and water are expensive in baja.    The washer is available at $7.00 per load in case of emergency.   Local businesses will do your laundry for below that price.

Quiet time is generally 9pm (unless we are having a special event).   No loud music and no smoking in the rooms or community areas by renters.

TV viewing room and fire pit, you may gather firewood in the arroyo. 

Long term rates are available as well as RV spots.  Long term responsible for all bedding, towels and are responsible for light cleaning and being tidy.  Long term renters are responsible for some daily chores, like sweeping kitchen areas and taking garbage out.  These low rates are kept low with co-operation.

For long term renters we have small refrigerators available to rent, long term renters are limited to dinner use every other day and 1/2 a shelf in the fridge when busy here.  

all persons do their own dished and clean up after themselves within a reasonable time.   IE no dining and dashing.  The ants and critters can get out of hand fast in outdoor kitchens.

bring booties for launching is suggested.  else walk 100 yards to campground to launch.  Some areas have large rocks whereas our launch is small rocks, still some without booties will walk the 100 yards to launch from sand.  

Please close the front gate without slamming.   there is a code for the gate so please contact before you arrive for the combination.  Keep beach gate and front gate closed to keep the cows out.

there is a security deposit due upon initial reservation. the normal fee is  50% due upon confirmation and 50% 45 days before arrival  All deposits are not refundable.   this contract is based in Mexico and all disputes must be settled in Mexico.
